Seasonal Home Maintenance Checklist for Texas Homeowners

Texas doesn't have gentle seasons. You go from freezing pipes in February to 105-degree heat in August, with severe storms in between. Staying ahead of maintenance is the difference between small repairs and big bills. Here's a season-by-season checklist for Red Oak homeowners.

Spring (March–May)

Inspect the roof for winter damage — missing shingles, lifted flashing, and damaged ridge caps. Check gutters and downspouts for debris from winter storms. Walk the fence line and push each post — winter soil movement loosens footings. Inspect exterior caulking around windows and doors; re-caulk anywhere it's cracked or pulling away. Test your A/C before the heat hits — replace the filter and make sure it cools properly on the first warm day.

Summer (June–August)

Check door and window operation — heat causes wood to swell and doors to stick. Inspect the attic for signs of moisture or pest activity. Look at exterior wood (trim, fascia, fence) for signs of UV damage or early rot. Keep the A/C filter changed monthly during peak use. Check that exterior faucets and hose bibs aren't dripping — wasted water adds up fast in Texas summers.

Fall (September–November)

This is your prep-for-winter window. Clean gutters after leaves fall. Inspect weatherstripping on all exterior doors and replace anything that's compressed or torn. Drain and disconnect garden hoses. Have your heating system serviced before you need it. Caulk any gaps around exterior penetrations (pipes, wires, vents) before cold air finds them.

Winter (December–February)

Texas winters are unpredictable — a hard freeze can hit with 24 hours notice. Know where your main water shutoff is. Insulate exposed pipes in the garage, crawl space, or exterior walls. Keep cabinet doors under sinks open during hard freezes to let warm air reach the pipes. After any ice storm, inspect the roof and gutters before the next rain.

Year-Round Checks

Test smoke and CO detectors monthly. Check the water heater for rust or mineral buildup around the base. Look under sinks for slow drips — small leaks become big damage fast. Walk the perimeter of your home after heavy rain and watch for pooling water near the foundation.
